Sorry but that is a load of bollox, an ex colleague got a job with Richard kendall estate agents in Wakefield, no training or anything just given the address & the keys & told to show people round, he left less than a week later.Face it. They are better at it than you. It's what they do. They aren't emotionally involved and will get you a better price. Well worth the 1% they charge. And you won't have to endure an endless second visit while they wander around for two hours deciding where their furniture will fit. Before making you a silly offer which you may well accept because you like them.

A house we once looked at we were shown round by the ceo of Wilby’s, he had no clue about anything to do with the house.
We have never used an agent to show people round & so far managed to get the asking price or damn well near it on 8 houses so far going back to 1983.
As most estate agents are on a par with traffic wardens I wouldn’t like to build a trust with themYou'd need to have used a good local agent who you have spent a few years building up a relationship with for it to work. I've sold a good few houses sat by the pool in Spain.
You are bang on. There are six here, two I personally wouldn’t go anywhere near, two are OK and two are very, very good. Both small outfits owned and run by local people. I frequently pop in for a natter and a coffee, amazing what you learn……You'd need to have used a good local agent who you have spent a few years building up a relationship with for it to work. I've sold a good few houses sat by the pool in Spain.
Including several coffee generated trips to the bogGot up late, waited for the postie while drinking enough coffee to sink a battleship then wandered to B&Q for a light fitting part
finished off the gunstock table lamp and took a few pics for facebook
Apart from that i have been lounging around the same as ogr1 but obviously with much more style

The Estate agent valued it at £20,000 under our valuation, we insisted he advertise it at £5,000 over ours, when the first lady made the offer of £25,000 under the asking price he tried pushing us to sell, I asked him who he thought he was working for, so despite Birdy & Baldy’s piss taking & attempted wind ups I was proved rightAccepted an offer on the house, very near the asking price
