My personal experience is to use builders that have been recommended by others if possible.

As for silly high quotes - I am sure the philosophy is 'we don't want the job but if we quote a silly price we might get lucky'.

More than once I quoted very high for business that I was ambivalent about getting - more than happy to do it if the price was right.

Years ago I had an extension built for around £7k, one of the quotes was for £32k odd!!
We've just had a quote for £35k but that includes taking out the back wall, removing one of the two corners and new steel going the width of the house. Extension is 3m x 5m across the back and 3m x 3m on the side return (which will be a utility room).

You are spot on with the silly high quote, a former neighbour is a builder and he said exactly that to me, if he doesn't want the job he prices it way over the odds and if the punter bites he can't say no on making a killing. Fecking annoying though they should have the decency to just say it's not the job for us.

The only times I ever quoted over was if the punter was a dickhead who thought he knew more than me about the job or for Asian folk etc who do like to bargain, haggle or want extras at no cost, any other time it was that is my price I can start on x date take it or leave it

Silly as it sounds, and apologies if 'sucking eggs', make sure that everything is included - I have heard more than one tale of getting half way through a job to find out that something that it would seem reasonable to assume is included isn't...electrics, plumbing, windows and, in particular, decorative finishes....isn't

It prolly was about two years but it was never going to happen until I repatriated.

I'm leaving all the details to Mrs P; whilst I'm retarded, she most definitely is not. The £35k includes everything except the electrics......... our heating engineer will do that (he recommended the builder that's given us our first quote). He's done a fair bit of work for us and is about as straight as they come.

Camera's are well above the fence line, and the lights are solar, eldest moved the scrap yard onto the uncut grass while they were here.:rolleyes:
