Have a bitch I did not think it would be so hard to get a new roof

My garage needs a new roof (Badly) and so I spoke to several local roofing companies asking for a quote.

In total I spoke to 7 local firms so I would have a good cross section of prices, guarantees, time scales and so on.

All 7 made appointments to visit me so that they could provide an accurate estimate and see the full extent of the damage and work that needed to be done.. Not a problem for me as I assumed they would all want to see the garage anyway, so on that basis I made sure I stayed in on the times and dates their appointments were for.

I made it clear that I was ready to authorise commencement of work ASAP.

Of the 7 firms I spoke to, 5 never bothered to keep the appointment, 1 turned up gave a price but 10 days on I am still waiting for the written quote.

Only 1 has made any effort, and to be fair his price was very good along with hos guarantee (and its in writing) so he has the job. But I find it amazing that trades people don't want my money. Are they really that busy and disinterested in new work?

Nice to know that they can afford to be so choosy in this day and age, but you would at least think they would be more professional and tell me they don't want my money.

Going from experience, I'd get it done properly if I were you :p

We have a similar problem with contractors when we need the fields scraping or fences built.

Its flat and part of a block and compltely rotten through.

I was looking to get mine along with ones either side of me done as a job lot and share the cost as theirs are just as bad as mine and in all honesty I suspect one of them which is worse then mine created the problem, but because one is owned by care in the community and the other by a Housing association, they have concluded that it would be too difficult to apportion costings and a third each basis.

Fortunately, mine can be done without the other 2 having to be done.

The chap I have doing it provides a 25 year guarantee and it is registered with an association so covered if he goes bust, but it also puts about £10K back on the value of my house apparently.

What type of finish is he using.
Will it be painted with reflective paint or will it be grit type finish.

My neighbour got the grit type few months ago from reputable contractor.
Only the "felt" as the base was good.

Looking to get the house roof replaced soon, not looking forward to managing that little project. Luckily I have family in the trade, so it won't be as bad as it could be.

From many years experience felt is pretty crap no matter who does it my advice would be replace all timber as needed then go with glassfibre & flowcoat

The lifespan of glassfibre is 25 years + in this situation

Onduline is good until the wind rips it off, smokes like fuck when you burn it.

It comes off if badly fixed & smokes because its bitumen, don't burn it & fix it properly to spec then its not a problem but you will still get the occasional leak around the nail caps

We bought the stables & firld shelter from a company in Devon, they delivered & erected them, cost a few bob but they are well built, the onduline departing wasn’t as straight forward as being badly fixed, it was more a case of Bev choosing the wrong location for the field shelter & the wind blowing it down, managed to salvage most of the building & relocate it but we had to replace the roof, we used steel profile.

Sell your horses to a French MacDonald’s and save yourself the hassle and a shed load of money.

I tried getting a fence erected, put the job on my builder, got 1 answer, nice pair of blokes turned up to quote me, 5 fence panels and kickboards that I already had along with the posts, £1000 :eek: not 2 days work if they didn't want the job ffs just say!!:mad:

Did they spend the time sorting all the cameras and wires strewn over those old Vauxhall’s?

I have seen field shelters erected by some of these companies & most are crap to be honest there is a specific way to fix onduline & coralline sheets along with correct stretcher & joist gaps + a maximum & minimum pitch, stick to that to the letter & there isn't a problem but unfortunately most of these companies don't hence the problems in a mild breeze

My personal experience is to use builders that have been recommended by others if possible.

As for silly high quotes - I am sure the philosophy is 'we don't want the job but if we quote a silly price we might get lucky'.

More than once I quoted very high for business that I was ambivalent about getting - more than happy to do it if the price was right.

Years ago I had an extension built for around £7k, one of the quotes was for £32k odd!!
