We used to start from a complete wreck, often just a shell or sometimes we would take it back to near an empty shell and start again from the roof down
On average it took 3 months to go from nothing to somewhere you would like to live, we even did a few barn and church conversions and everything sold quickly = professional
30 odd years of that crap is probably why I am falling to bits

But yes, I consider myself retired and dabble a bit in ‘property development’ on an opportunistic basis, preferring other people to do the heavy lifting.

Plenty do what I would term minor works and make a decent living at it as long as they buy at the right price, very few would do what I did for a living so there was never any conflict between us and the part timers even in the same few towns in fact we would sometimes do the major stuff and sell on as sticking more money into a job didn't always mean more profit and anyone buying to finish off and live in usually got a bargain

And there is the problem. I had exactly the same when I sold our last house and my mother in laws; if I had gone with the first agent we would have been getting on for £100k out of pocket. Agents work on commission so have little incentive to get the best possible price as it doesn’t overly affect them.Estate agents are the scourge, 6 years ago I got 3 agents round to value my house, first one said 450000 and I think ill be able to sell it really quickly, second said they had a buyer in mind at 500000, the third actually listened to me and sold it 4 weeks later at 550000, I asked the third what was going on with the first at 100k less than I got for it, he said, the first isn't interested in the price, just wants the fast buck, easy money.
