Requested a viewing of a rental property last Wednesday morning. Rang to confirm that they had received my request in the afternoon.

Rang on Monday morning as I'd heard nothing. Told that I'd not completed a pre-viewing check sheet so I wasn't on the list to view!

I never received a pre-viewing checklist I replied. Check list received, completed and returned, with a note explaining that I'd not received it, at 09:15 Monday morning.

Followed up with a phone call to ensure that it had been received, the lady dealing with it is off today!!!!!

Rang again yesterday to be told she's in and out of the office all day but will get back to me.

Rang again this morning, she's in a meeting until 10. Received an email at 10:10 to say that the property had been let!!!!!!

Absolutely raging!

Finished my coffee the sent an email explaining how unhappy I am that through their incompetence, I'd missed out on a nice property!

If I've had no reply by tomorrow I'll be following that up with a formal complaint.

We made a cash offer to buy a potential rental property that was a probate sale a few years back that was, much to our surprise, knocked back. A few months later I had a nose round and discovered it had sold,for,less than we offered and there was a mortgage on the property.

i asked a few people a lot of questions and never got any meaningful responses.

Nothing will change until they are regulated. They are the only people involved in the purchase of a property who don't have the added expense of meeting regulatory requirements. And yet they earn the most. And I use the term earn loosely.

Someone in-house had their eyes on it?

Who knows? I'll wait to see if they reply then I'll make a formal complaint tomorrow.

My other thought is contact the landlord and let him know that they're useless and not to be trusted but as long as he gets his rent, I'm not sure he'd be bothered!

There is a lot more regulation around estate agents these days and to be fair the industry has come a long way since the dark days of the 1980s. I know two estate agents who I now regard as friends after dealing with them in a professional basis.

There are always rotten apples in every barrel. I am reasonably sure in my own mind that the reason we didn’t get our offer accepted as described above is that the agent earned commission on selling a mortgage to a lower bidder. The only acceptable explanation would be that a higher offer was accepted and a survey revealed something and the price was accordingly renegotiated .....but I doubt that was the case.

we have seven agents in our town; two I would do business with in a heartbeat, four seem ok but I wouldn’t touch the seventh (pretty much a one man band) with a burnt out reg/rec from a Blackbird.

The reason he took us to view a possible rental property, we spotted that the consevatory roof was overhanging the boundary with next door by about six inches and he told us ‘it wasn’t a problem’. Which was patently ridiculous, and he got really annoyed and stormed off when I pointed this out to him. Shame, it was suitable other than that.

They have some money laundering responsibilities and they can't outright lie about properties any more but what else? No professional qualifications required and no checks as to suitability as far as I'm aware. And no financial audit at any point to weed out any possible wrong doing.

I agree, there are still a few good ones who pride themselves in giving a good service. But for most of them covid was a godsend because it means that they don't have to get off their asses at all now until it's time to hold their greedy little hands out for the money.

I wouldn't waste the time mate. They do belong to an ombudsman scheme no doubt but what are you going to achieve? They will come up with some bullshit to show they followed procedure I have no doubt.

And you're right - the landlord doesn't give a fuck that you are a top bloke and would have made a good tenant. It's all about the rent arriving in his bank account.

I can promise you that while the rent being paid is top of the list having a ‘good’ tenant is a very close second!

Just as important as the tenant having a good landlord.

legislation continues to provide increasing protection for tenants to the degree that many landlords are wondering if it’s worth continuing. Not paying the rent doesn’t mean you are out on your ear any more. Either way the end result is that costs will be incurred by the landlord and these will be passed on in rent increases and the existing shortage of good quality private rentals will get worse.

2001 my father was moved to a nursing home, my brothers had power of attorney, they sold his house, they accepted the first offer £38,000, it was worth nearly double that, yes it needed updating but it was a good solid three bed semi in a decent part of Leeds, after a bit of digging I discovered that the buyer had the same name as the valuer, turned out they were brothers & were going into property development together, I wanted to call the police but my brothers decided to put it down to experience, it still riles me to this day.

Nothing unusual there I am afraid, most estate agents have a builder on the books who is their go to man for any repairs on their rental properties and if like we used to they buy properties for renovation and later let or resale they tend to get the first dibs on any suitable property that comes up for grabs

Its a working relationship that benefits both builder and estate agent, not great for a private buyer but everyone has to make a living and its not on every property so there are always more to chose from

Think this is classed as insider dealing which is illegal

That is an interesting point but I don't really see a conflict done in the way we used to deal with it

The estate agent would give us the heads up as a property went on the market (not before) so we got a slight head start but didn't know before that something was coming up for sale so nothing dodgy going on there, anyone else watching the sales pages could pick up on it as quick as us

After that we had to put an offer in the same as anyone else and it was either accepted or not just that same as anyone else
The only other thing that might have helped is that the estate agent may mention that we were regular buyers with money in place again nothing dodgy about that

Properties with a closing order on them don't sell to the likes of you part timers and the seller always wants a quick sale and thats were we stepped in

How many houses have you bought with a closing order on them as they are uninhabitable?
How many of those have you turned into nice places to live?
Is building work your main job?
