The house we are buying to do up & sell on, there is no chain & we finally exchanged contracts on Tuesday with completion set for today, got a phone call from our Solicitor “when you moved in January I paid the balance into xxxx account but when you provided the money for this house you said you moved it from three accounts”
“Yes because you are only insured fo up to £85,000 in each account so we moved it & then moved it back to pay for this house”
“Ah, well I need to see statements proving this”
“No you don’t, we have exchanged, you have the money & we are completing tomorrow, you have all the paperwork you need from us”
She has just rung back trying to frighten me by saying they can’t proceed without this paperwork, she went very quiet when I told her that if we don’t complete today then she is breaking the contract & I will be contacting a Solicitor as well as reporting her to the ombudsman as she is the most incompetent conveyancer we have ever dealt with,
Just waiting to see what happens now.
If you ever buy or sell a house through Strike, never ever use their solicitors “premier property lawyers, or Q, Brampton & if you see the name Leeanne Jones then avoid like the plague.

Er, she is right I’m afraid derek.

Just do what she has asked and it will go away.

She is still right.

Got the timing wrong from the look of it.
How is she right?
We already provided proof of funds & it cost us £45 to do it, this was the only info they needed for the money laundering angles, the banks already have the evidence if anybody need to look into it.

money laundering regulations. Proof of funds does not satisfy money laundering requirements. What you have done is moved funds about which is exactly how money launderers operate..it’s called ‘layering’. Funds are moved about to make it difficult to follow them. Many professionals, including those involved in property dealings, are legally obliged to verify the source of funds. If you hadn’t split the funds originally there wouldn’t have been an issue. Nobody is saying you shouldn’t, it’s just that by doing so you have made them (rightly) ask the question. Albeit belatedly from the look of it.

She knows where the money came from as she was the Solicitor that sent it to our account we even told her our intentions & why we were doing it. Five times at different stages she asked for copies of our driving licenses, passports & proof of address, she sent correspondence to the new address & then called Bev a liar when she told her stating “I don’t make mistakes” if she loses her job over this then some good has come of this debacle.

Maybe I’ve not made myself clear, proof of funds, we sent pictures of the passbooks of three accounts (Bev won’t entertain online banking) on the pages was the money paid from the sale of our house plus the transactions moving it to the other two accounts, the money was put back into the original account so we could pay for the house, so the account number she put the money in is the same as the one we just paid from so she already has the information she needs although as she’s had them for more than a day she’s probably lost them.
As an ex banker you will know you can’t make a deposit without providing proof of where the money came from.
