I spoke to my old boss after posting earlier it turns out he his having trouble quoting as the materials suppliers are.....

A. Short of stock
B. Unable to give exact delivery times
C. Not giving exact prices, but trying "have it now and we will sort a price later"
D. Material costs (where prices are available) have shot through the roof, try 50% on timber for a start

A good part of the reasons why we are selling the building plot that we have searched for over a long period of time :facepalm:

If you can afford to hang on to it until next year I think it will all sort itself out mate, and as a bonus the plot should be worth a bit more if you do decide to sell then

I have bought quite a bit of wood from a local timber merchant over the past couple of years, I don’t think there’s been a rise in price, if there is it’s negligible.

Having cleared what was there and got Planning Permission I’m happy to take a profit now. Always take a profit while it’s there!
Got my eye on another plot with planning permission, but the seller won’t sell the land separately to his house, got to buy the whole lot. Don’t think that’s going to happen unfortunately…..

I have bought quite a bit of wood from a local timber merchant over the past couple of years, I don’t think there’s been a rise in price, if there is it’s negligible.
The cheapest available 3x2 CLS has gone from 1.89 to 2.39 locally to me and even then that has a minimum order on it to get that price :nusenuse:

I am not doubting you at all but I think your timber merchants are chancers, there is no need for wood to go up because of covid/Brexit or whatever excuse they give, most wood is sourced in this Country many timber merchants have their own forests where they plant two trees for each one chopped down so they have a continuous supply.

I think you'll find that we still import far too much wood, compared to what we produce. The UK forestry industry has been in serious decline for decades.

In terms of wood prices, according to Government stats:

The Softwood Sawlog Price Index was 15.4% higher in real terms (22.2% higher in nominal terms) in the 6 months to March 2021, compared with the corresponding period of the previous year.

Most of the wood you'll use is imported Softwood.

I mentioned CLS specifically as its structural grade timber slow growing for density and durability

CLS is the industry standard for structural work (depending on grade) It stands for Canadian Lumber Standard the good stuff is imported as the name suggests the poorer grades can be home grown but its not sustainable (slow growing)

A lot of uk timber comes from north of the border as Cougar mentions but supplies are low and shipping costs have risen due to covid, hence the price rise even more comes from scandanavia and the same applies

I buy most of my fencing etc from Earnshaw’s, they have their own long established forests.

On the subject of building materials I work at a firm that supplies rebar and reinforcing mesh (amongst other things) to the building and construction industry. The price has gone ballistic just lately.
A couple of months ago we were selling A393 (4800mm x 2400mm 10mm mesh) for approx £60 a sheet. We are now having to sell it at £115 a sheet. Same story with re-bar and steel coils.
Shudder to think how a job like Hinckley Point power station (200,000 tons of rebar) absorbs increases like this.

Hinckley Point doesn't absorb increases, it just costs you and me more and more billions over budget if they ever get near to finishing it.
