I know that you were all looking forward to next Monday, the day I would be busy moving & may be without internet access for a few days, however it turns out those at the top end of the chain are dragging their heels, they need to produce an S38 form which apparently only takes a couple of days to get from the council but so far have not produced it, the problem is our buyer’s mortgage offer runs out at the end of the Month so cutting it a bit fine.

Tell them to get an indemnity and stop arsing about.

Presumably you have exchanged contracts with a set completion date?

Everyone seems to think their problem should become everyone else's.

We were under the impression that contracts had been exchanged, I am annoyed that our Solicitor has been crap, I had to ring them to find out what was going on.
We are kicking ourselves as we have used the same solicitor for most of our house moves & field purchases & sales but we are selling our house through Strike (used to be House simple) who are very good estate agents however they persuaded us to go with Premier property lawyers which I think is a load of trainee lawyers in a call centre.

We are kicking ourselves as we have used the same solicitor for most of our house moves & field purchases & sales but we are selling our house through Strike (used to be House simple) who are very good estate agents however they persuaded us to go with Premier property lawyers which I think is a load of trainee lawyers in a call centre.

Sounds like Premier Property Lawyers...just had a bad experience with them...nearly cost me a house sale...

I have have used the same person for conveyancing for the last 29 years. She has moved firms three times and the service has remained exemplary.

It's the same as high street banks are much of a muchness, if you get a good manager stick with them when they move on. Both parties benefit long term.

How long is a cotton picking moment? Is it a set time or can it vary? Does it compare with a nose picking moment? Personally, I don’t pick my nose (my head might cave in) but I watched a kid on a plane once pick it’s nose seemingly for hours.

The system in this country is archaic.

For what it's worth, if it's all that is holding everything up using an indemnity when a s38 hasn't been finalised is not unusual.

Beakers right, sorry about your disruption, but something smells with that.

When we moved in our solicitor made sure the indemnity was in place before we signed contracts.

The contract signing was the very last link in the process and the solicitor wouldn't do it until all the ducks were correctly lined up ready to go.

All that was left then was to exchange contracts which can be done straight away.
