So part timer then :p

We used to start from a complete wreck, often just a shell or sometimes we would take it back to near an empty shell and start again from the roof down

On average it took 3 months to go from nothing to somewhere you would like to live, we even did a few barn and church conversions and everything sold quickly = professional (y)

30 odd years of that crap is probably why I am falling to bits :(

If you have asked a different question, say ‘what are you doing at the moment and what have you done in the last couple of years’ you may change your view.

But yes, I consider myself retired and dabble a bit in ‘property development’ on an opportunistic basis, preferring other people to do the heavy lifting.

It wont change my view but I wish you luck with whatever developments you have on the go at the moment (y)

Plenty do what I would term minor works and make a decent living at it as long as they buy at the right price, very few would do what I did for a living so there was never any conflict between us and the part timers even in the same few towns in fact we would sometimes do the major stuff and sell on as sticking more money into a job didn't always mean more profit and anyone buying to finish off and live in usually got a bargain

Easy, your profession was banker, nothing wrong with doing some development now you have finished whether that be a redevelopment or a new build but you are not a builder, managing a build does not count by the way, at least until you have had a good few years on the tools so you know what you are on about

Some developments are little more than slapping some paint around most are more involved and I don't need you to tell me what you are up to as you already mentioned it ;) still a part timer though :meparto:

Estate agents are the scourge, 6 years ago I got 3 agents round to value my house, first one said 450000 and I think ill be able to sell it really quickly, second said they had a buyer in mind at 500000, the third actually listened to me and sold it 4 weeks later at 550000, I asked the third what was going on with the first at 100k less than I got for it, he said, the first isn't interested in the price, just wants the fast buck, easy money.

I've only had one dealings with three estate agents, two were when I rented properties & got stitched up both times, first refused to hand back my deposit as the 'rockery' in the garden when I moved in turned in to a 'pile of rubble' when i moved out and the kitchen ceiling, which I'd been having a go at them about for the last 3 months of my tenancy, was suspiciously not noted in my file. The second agent declared himself bankrupt after pocketing all deposits and rental money he received for the 6 months prior to being arrested for fraud.

When I bought the place I'm in now (which my Mrs owned with her ex husband) we went to collect the keys so we could check the property over prior to signing contracts. Mrs L didn't have a key as her ex changed the locks after she left.

We wanted to make sure the property was in a good state and for obvious reasons Mrs L wanted to check how much of her belongings were still there (It turned out none of them, she never did find out what happened to them but that's another story).

The estate agent wouldn't let us have the keys and refused to accompany us as her ex had instructed them to sell the property, not Mrs L, and to add insult to injury, their 'client' had instructed them to refuse any request to either enter or view the property. They wouldn't even allow our surveyor in, so we had to use theirs.

The first time we saw the state the property had been left in was the day the money was transferred.

As you can imagine, I'm not a great fan.

And there is the problem. I had exactly the same when I sold our last house and my mother in laws; if I had gone with the first agent we would have been getting on for £100k out of pocket. Agents work on commission so have little incentive to get the best possible price as it doesn’t overly affect them.

The agent I used was reluctant to be rewarded on a scaled % ie the bulk of the sale price was paid at (from memory) 1% but was ramped up significantly when it went past a certain level. That gives incentive.
