Potton homes?

Due to my wife's cerebral ataxia, we are going to need a home without stairs, a wet room and easy access around the place. I've been toying with buying a plot and building. The other day I stumbled across Potton Homes. Anyone know them or had any experience of dealing with them. Website and literature is good.

No experience of Potton myself - the bigger challenge may be finding a suitable plot unless you are prepared to buy something, demolish it and start again.


I have been looking on and off hard for over five years with no joy, indeed only a few plots that looked promising in that time.
 
Having done a self build 7/8 years ago, we are now in the process of selling up and downsizing to a smaller, SIPs house which will be even more thermally efficient than this one.

So we have also got a plot and designed the new house to give very low running costs.

Obviously the company we are buying from ( 7 miles away) would be no good to you but I see Potton also sell Passivehouse Standard homes but I assume they do others as well, as they are part of Kingspan.

The house we will be building, with it being SIPs, doesn't comply with Passivehouse which I'm sure you will know about, but they would need to be airtight which adds to the cost. We aren't doing that, another reasons was because having a Passivehouse you have to rely on a Mechanical Heating System so we're not doing that, having UF Heating, all the usual Eco stuff we have here but on a smaller scale.

Having already Self Built this house we have a lot more experience than we did 7/8 years ago but are looking forward to the challenge. I would say anyone can do a self build, just be sure of your contractors and services (plumbers, sparkies, etc) but its an exciting time once you've made you minds up.

With regards to Potton, without knowing them, the least you should do is go and see one of their houses including one being built if you can, to see what they are like during a build, also try and recommendations from current Potton owners if you can. Just do a lot of research to make sure you are happy with what they can offer before setting off.

Although we got out plot off a local land owner, one we used to look at is www.plotbrowser.com which if you haven't already seen has a lot of plots in Englandshire so maybe wort a look if you haven't already/

Just had a thought - don't know if you have seen it - Channel 4 had a programme on this week 'FLAT pack Mansions'. Despite the title this was about building prefabricated homes. Hopefully on catch up, sure you will find it interesting.

Looks like it has aged well Russ, despite the somewhat harsh climate in your part of the world!

As an aside, you wouldn't even get a plot down here for that price!!

I've spied a plot, which I reckon would be available for 200k. It has planning granted for a 3300sq ft house. I've asked if it would be changeable to a 2000-2200sq ft bungalow. Been quoted £150 per sq ft build cost.

As a very rough guide to the value of the plot a developer would be looking to pay around 40% of the sale price of the finished article for the land. Leaving 40% build cost and 20% profit.

Roughly!!
 
Bloody hell !
We have agreed a price for the country plot for £60k from the land owner !!
Builders then say it will cost, on average, £1000/m2 for the finished build.
Think we'll stay up here !!
